1. Introduction

These Terms and Conditions apply to all services provided by Summersmith Design and Build (“we”, “us”, “our”) to the customer (“you”, “the client”).

By accepting a quotation or agreeing to our services, you agree to be bound by these Terms and Conditions.

2. Quotations

All quotations provided by Summersmith Design and Build:

  • Are valid for 30 days unless otherwise stated

  • Are based on the information available at the time

  • May be subject to change if project details change

Additional work requested after acceptance of the quote may incur additional charges.

3. Payment Terms

Payment terms will be agreed prior to work commencing. These may include:

  • Deposit payment before work begins

  • Stage payments during the project

  • Final payment upon completion

Invoices must be paid within the timeframe specified on the invoice unless otherwise agreed.

Late payments may result in delays to work or additional charges.

4. Changes to Work (Variations)

If the client requests changes to the agreed work after the project has begun, we will:

  • Provide a revised quote where necessary

  • Confirm any additional costs or time required

Work will only proceed once the variation has been agreed.

5. Client Responsibilities

The client agrees to:

  • Provide accurate information regarding the project

  • Allow reasonable access to the property during agreed working hours

  • Ensure the working area is safe and accessible

  • Obtain any necessary permissions or approvals unless otherwise agreed

6. Materials

We will supply materials required for the project unless otherwise stated. Availability of certain materials may affect project timelines.

Where clients supply their own materials, we cannot guarantee their suitability or quality.

7. Project Timescales

We will make every effort to complete the project within the agreed timeframe. However, delays may occur due to circumstances beyond our control, including:

  • Weather conditions

  • Material shortages

  • Unforeseen structural issues

  • Changes requested by the client

8. Health and Safety

We will carry out work in accordance with applicable health and safety regulations. Clients must not interfere with safety equipment or construction areas.

9. Liability

We will take reasonable care in carrying out our work. However, we are not responsible for:

  • Pre-existing structural issues

  • Damage caused by undisclosed defects in the property

  • Delays outside our control

Nothing in these terms excludes liability where it would be unlawful to do so.

10. Cancellation

If the client cancels the project after work has begun, the client may be responsible for:

  • Payment for work already completed

  • Costs of materials already purchased

  • Reasonable cancellation charges

11. Complaints

If you are dissatisfied with any part of our service, please contact us so we can work to resolve the issue promptly.

12. Governing Law

These Terms and Conditions are governed by the laws of England and Wales.
