Our tenant fees

  • The holding deposit (equivalent to one week’s rent) will be credited towards the first month’s rent upon commencement of the tenancy.

    The holding deposit may be retained if any relevant person (including a guarantor) withdraws from the proposed tenancy, fails a Right to Rent check, provides false or misleading information which materially affects their suitability to rent the property, or fails to take all reasonable steps to enter into the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days or such other deadline as agreed in writing.

  • Security Deposit – Equivalent to five weeks’ rent.


    This deposit is held as security for the performance of the tenant’s obligations under the tenancy agreement and may be used to cover unpaid rent, damages, cleaning, loss of items, or other breaches of the tenancy agreement during the tenancy. The deposit will be protected in accordance with the requirements of an approved Tenancy Deposit Protection Scheme.

  • Security Deposit – Equivalent to six weeks’ rent.

    This deposit is held as security for the performance of the tenant’s obligations under the tenancy agreement and may be used to cover unpaid rent, damages, cleaning, loss of items, or other breaches of the tenancy agreement during the tenancy. The deposit will be protected in accordance with the requirements of an approved Tenancy Deposit Protection Scheme.

  • Late Payment of Rent – Interest may be charged at 3% above the Bank of England Base Rate on any rent outstanding from the due date until payment is received in full.

    Please note that interest will not be charged until the rent is more than 14 days overdue, in accordance with the Tenant Fees Act 2019.

  • Tenants are responsible for the actual cost of replacing any lost, damaged or broken keys, fobs, access cards, security devices or associated items.

    Where keys are lost or stolen and, in the reasonable opinion of the Landlord or Agent, a lock replacement is required to maintain the security of the property, the tenant will also be responsible for the reasonable cost of replacing locks and supplying replacement keys to all relevant parties.

  • £50 per agreed variation.

    To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

  • £50.00 per replacement tenant or any reasonable costs incurred if higher.

    To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

  • Early Termination / Surrender Request

    Where a tenant requests to surrender the tenancy outside of their statutory right to end the tenancy by notice, the tenant may remain liable for the Landlord’s reasonable costs incurred in connection with the surrender and any rent due until the tenancy legally ends or a replacement tenant takes occupation, whichever is earlier.

    Any permitted payments will be charged in accordance with the Tenant Fees Act 2019 and subsequent legislation.

    It must be clearly understood that any early release from a tenancy agreement is completely dependent on your landlords consent, and the tenant will be liable for the Agents fees. The tenant remains liable for the rent until the tenancy lawfully expires.

Applicants aged 18 years and over must provide original documents that prove they can live in the UK and have a right to rent.
