We don’t charge a project management fee for complex maintenance/project maintenance management which exceeds routine maintenance.

A re-letting fee of £225.00 will be payable where a tenant serves notice to vacate the property. This fee covers the marketing of the property, conducting viewings, negotiation of terms, referencing of new tenants and preparation of new tenancy documentation.

Interest on unpaid commission – 3% above Bank of England base rate from due date until paid.
Submission of Non-Resident Landlord receipts to HMRC - £100.00 per landlord, per quarter. To remit & balance financial return top HMRC on both a quarterly and annual basis.
Additional HMRC Reporting Fee £60.00 per request
Fees for providing an annual income & expenditure report schedule £50.00 per landlord, per property.

Where broadband, Netflix, Disney+ and/or Prime Video have been included as part of the tenancy agreement, accounts will be setup, managed and payments will be made.
Summersmith Lettings Ltd is below the VAT threshold and therefore is not VAT registered and as such VAT is not chargeable on our services.
