    Where the property has a valid EPC £250.00 initial setup fee, £300.00 without a valid EPC.

    • Rent Reviews £150.00 per tenancy (to include serving a section 13 notice)

    • Right to Rent follow up (for Let Only Landlords) £24.00

    • Complex maintenance/project maintenance management which exceeds routine maintenance will therefore incur an additional cost dependant on the project

    • Tenancy Dispute Fee £120.00 per hour, per tenancy.

    • Serving a Section 8 Notice £120.00

    • Serving a Section 21 Notice £120.00

    • Court Attendance Fee £120.00 per hour plus disbursements

    • Interest on unpaid commission – 3% above Bank of England base rate from due date until paid.

    • Submission of Non-Resident Landlord receipts to HMRC - £100.00per landlord, per quarter. To remit & balance financial return top HMRC on both a quarterly and annual basis.

    • Additional HMRC Reporting Fee £60.00 per request

    • Fees for providing an annual income & expenditure report schedule £50 per landlord, per property.

    • Landlord Withdrawal Fees (before move-in) £200.00 plus any expenses incurred per tenancy (ie referencing, inventory etc.)

    • Vacant Property Management £60.00 per visit.

    • Management Take-Over Fees £200.00 per tenancy as initial set up cost plus 12% (inclusive of  VAT) of the monthly rent thereafter.

    • Deposit Transfer Fee £102.00 per tenancy.

Summersmith Lettings Ltd is below the VAT threshold and therefore is not VAT registered and as such VAT is not chargeable on our services.
