Whether you want us to manage your property throughout the tenancy or simply help you find a tenant, Summersmith offers a service to suit you. We’ll discuss your property and agree the fees with you before work begins.

For all three services, we can advise on rental value, letting requirements and any work that may help prepare your property for the market.
Fully Managed
We handle the day-to-day work during the tenancy, including collecting rent, providing statements, following up unpaid rent, arranging routine repairs and reporting on property inspections. We’ll also coordinate the end of the tenancy and deposit return.
The 10% management fee applies to the first month’s rent and subsequent monthly rent payments. The setup fee is charged for the first tenancy with us.
Let Only
We market your property, arrange and accompany viewings where required, find a tenant and complete the relevant paperwork. Once the tenancy begins, you take responsibility for its ongoing management.
Advertisement Only
We advertise your property and pass enquiries to the email address you provide. If you would like us to conduct accompanied viewings, these can be agreed separately.
Additional landlord fees
These charges apply only where the relevant service is needed or requested.
The £225 re-letting fee covers re-marketing, viewings, referencing and any applicable guarantor checks, tenancy agreement preparation, deposit administration, and move-in coordination. It is payable only when the new tenancy starts.
Vacant property visits can be arranged at a frequency we agree with you. They include attendance, a report, collection of letters and meter readings. The bill management add-on can cover notifying suppliers of a vacant property, submitting meter readings and managing relevant bills.
We do not charge a separate project management fee for complex maintenance. Contractor costs and the cost of any required compliance work are additional where applicable.
A clear price before you instruct us
We’ll confirm the service and fees for your property in advance. The setup fees marked “from” depend on the instruction, and the Fully Managed and Let Only setup fees may be negotiated. Summersmith Lettings is not currently VAT registered, so VAT is not charged. Our landlord fees are not passed on to tenants.
If you withdraw an instruction after marketing or tenancy work has begun, reasonable costs already incurred may be payable. Our full Terms of Business explain when fees become due and the other terms of our service.
