Planning Drawings -What’s Included
- Measured survey of the existing property (internal and external as required)
- Existing and proposed floor plans
- Existing and proposed elevations
- Existing and proposed roof plans (if applicable)
- Basic site plan and location plan
- 3D visual(s) to illustrate proposed massing or appearance
- Submission of the planning application on your behalf
- Liaison with the local planning authority during the application process
- Up to two sets of drawing amendments based on client or council feedback
Planning Drawings - What’s Not Included
- Structural calculations
- Design & Access statement (available at extra cost)
- Detailed construction/building specifications
- Discharge of planning conditions (available at extra cost)
- Application fees (paid directly to the council)
- Representation or attendance at Planning Committee (if required)
- External surveys such as tree surveys, topographical/land surveys, flood risk assessments, etc. (quoted separately if required)
Building Regulation Drawings - What’s Included
- Fully detailed construction drawings
- Wall, floor, roof, and foundation build-ups
- Sections and detailed construction drawings
- Specification notes for insulation, ventilation, drainage, etc.
- Submission and liaison with Building Control
- Up to two drawing amendments
- 3D model showing design intent
- Liaison with third-party consultants
Building Regulation Drawings - Not Included
- Structural engineer’s calculations
- SAP calculations, EPCs, and water efficiency reports
- Air pressure testing
- Site visits or inspections
- Building Control application fees
- Discharge of planning conditions (available at extra cost)
